The Seller Is Still In The Drivers Seat


In January, we have again seen increased home prices across the Sunshine Coast, and low inventory is the major contributor. There are currently only 81 single-family detached homes for sale on the Sunshine Coast, 21 of these homes are in Gibsons, and 31 are in Sechelt, and remember, 43% - 52% will sell this month - so in short, half of the homes you see listed for sale at this very moment are likely under offer!

What does this mean for sellers? You are in a position to sell your home on terms that work best for you. I still recommend getting your home in tip-top shape to be at its most attractive and fetch top dollar, however, be sure to price it correctly to not set yourself up for disappointment - do both of those things, and you can be sure to have a flurry of activity!

Buyers, don't give up without a good fight! Plan and prepare, get all of your ducks in a row and when your agent tells you it will be competitive, believe them! You can do many things to prepare ahead of time, such as the building inspection and securing your financing. I can't stress enough how important it is to look at the new listings every day. As soon as you see something of interest, you have to make a move, don't wait or it will be too late!
